This is a sample report. It does not represent an actual home. It is representative of the types of information that will be in your home inspection report provided by Hurlbert Home Inspection.

Our reports include descriptive information about all the major systems and components of the home. There is information about maintenance requirements of the home, as well as information on care and general system upkeep. We feel that a good home inspection should provide you with more than just a list of problems, but also address how to avoid problems in the future.

The report does also highlights any areas of concern, such as items that need repair or replacement. We will note any items that are near or past their expected useful life span. We include pictures when possible to help understand or explain the area of defect, or simply to serve as a visual reminder of what has been discussed over the course of the inspection.

Please note, our inspection reports do not address cosmetic defects.  Our goal is to provide you with an understanding of the structural, mechanical, and safety conditions of the property.  Issues such as chipped paint, dinged moulding, and dirty carpets are beyond the scope of our inspection.

The inspector will provide a summary report on-site at the end of the inspection, detailing any significant concerns, safety issues, or high-dollar repairs that were discovered during the inspection.   The full report is then emailed to both you and your realtor within 24 hours of the inspection, though typically sooner.
